* Keep Leases current & up to date    
* Conduct Walk through inspections, detailed documented handwritten walk through
* Take digital pictures burn to CD prior to move-in date
* Collect Rents and Security Deposits
* Bill tenant for any maintenance issues
* Keep current on all State and Federal Laws       
* Provide Tenants with physical address as required by law to pay rent in person.
* Maintain Current rental market rate.     
* Order any and all maintenance needed; get multiple estimates/bids if requested
* Handle all emergency maintenance

* Pay vendors (mortgages, utilities, H.O.As, gardener, taxes,  insurance, etc.)
* Disburse Owner's draws and detailed statements by  the 20th of the same
month as rent collected
* Monthly drive-by        
* Maintenance inspections        
* Violation letters        
* Service of all notices; 3 Day Pay or Quit, Notice to Vacate,
*Warnings and Violations,  etc.
* Court appearances (for evictions)        
* Lock out with U.S Marshals        
* End of the year Accounting 1099        
* Return of Tenant's Security Deposit
* Submit 'End Of Year' statement with a 1099
